Four reasons to sell your property in September

With the summer months coming to a close, September offers an ideal window for selling a property for several reasons. With only days until we officially hit autumn, here are our top five.

New term, new home

So, the summer holidays are out of the way and you’re probably ready for the kids to go back to school (certainly for them and possibly for you, too). The good news is that September isn’t just about a new school term; for many homeowners, their attention turns to finding a new home, too. On average, we generally see a 15 per cent uplift in enquires in September from people looking for their next property. As a result, we would always urge people to prepare for a move in September as there’s a captive market. 

Summer OUT, Christmas IN

Well, not quite. But the truth is that for most people – the Davies team included – seasons and key celebrations are like milestones. No sooner has one ended and we’re looking ahead to the next one, which, in this case, is the festive season. Not only that, but people that wish to move as the kids go back to school want to do so before Christmas arrives. If the beginning of September represents the starting gun, then Christmas certainly represents the finishing line. Given the timeframe associated with selling a property – from instructing an estate agent to completion – September provides that perfect opening.

Garden state

If your garden has suffered from the beating sun over recent weeks, then the cooler days of September generally provide the perfect temperature to revive and rejuvenate it. And, as the colour returns to the grass and the flowers begin to look less limp, it’s a good time to take professional photography that showcases your garden in its best light. Child free, clutter free

Now, we know that no two children are the same. However, as a team of Surrey estate agents, the majority of whom have children, we know that they generally create varying degrees of mess. So, now that they’re back at school, it means that the logistics surrounding selling a property become significantly easier. If you’ve ever tried to sell your property with the children around, then you’ll probably know that it’s a constant merry-go-round involving a cycle of tidy-viewing-tidy. In September, just as interest in property is at a high, this is no longer an issue.
