Strategic pricing leads to successful multi-generational buying and selling in Oxshott Way Estate

The background

After being let down by a developer that had agreed to buy and develop a property on the prestigious Oxshott Way Estate, a family dealing with the sale via probate turned to Davies Property Partners for help.

After we were instructed to sell the property – and mindful of the fact that it needed significant refurbishment and an extension in order for it to remain in keeping with the surrounding properties – we advised lowering the guide price to a more attractive level, employing an offers in excess of pricing strategy.

This approach generated significant interest and led to a best-and-final offers scenario, which ultimately resulted in a higher sale price than what had been originally agreed with the previous buyers.

The challenge

Firstly, the highest bidder, a family who had fallen in love with the property’s location and potential, needed to sell their current property before proceeding, which also coincided with the election – a time in which the property market is renowned for slowing down. 

We addressed this by working with our client and the buyer to agree a period of exclusivity that allowed the buyer to secure the property with a deposit. At the same time, the buyer instructed us to sell their existing home, which we immediately began marketing. However, initial offers fell short of expectations so, once again, we employed the offers in excess of pricing strategy, which generated new interest from two new potential purchasers, both of whom were in a strong position.

Meanwhile, the parents of the buyers who had agreed to purchase the probate sale – now also our clients – found a property on the same estate, also being sold via probate, and wanted to move in at the same time as their daughter and her family. As we were already handling their daughter and son in-law’s property sale, they instructed us to sell their current property.

The result

For our clients who decided to sell their property through us in order to purchase the first probate property on Oxshott Way Estate, we secured a sale from a cash buyer that was within £25,000 of the previous market high. Not only that, but as their buyer was ready to go, we were able to work to the timelines of the original vendors and ensure that the family secured their dream home.

For their parents, we arranged a one-off viewing with a cash buyer that very quickly led to a sale, which also enabled them to buy the property they wanted.

Having successfully managed four concurrent transactions through strategic pricing, targeted marketing and synchronised sales, we were able to align exchange and completion times so that both families were able to move into Oxshott Way Estate at a similar time. 

Now, two generations of the same family have moved into one rental property, while they create their dream homes on the Oxshott Way Estate.
