The background:

When an ultra-high net worth individual, who was looking for a property in Oxshott, could not find what they wanted on the open market, they turned to Davies Property Partners for help.

After taking the brief, it quickly became apparent to the team that the prospective tenant was looking for a property that perfectly matched one of those owned by a longstanding landlord client, whose considerable portfolio of Elmbridge properties had been under our management for several years.

However, it wasn’t a property that they let out, but their own home – a 7,500 sq ft property nestled within Oxshott’s prestigious Crown Estate.

The result:

Due to the close working relationship that the landlord client and Davies Property Partners had, a result of collaborating and building trust over a long period of time, the lettings team was able to put forward to the landlord the idea of moving out of their own property to make way for someone else.

However, there was a catch: they would have to find an alternative property and vacate theirs within only a three-week window.

In only a matter of days, Davies Property Partners had secured a mutually beneficial deal for both the landlord and the tenant. And, within only three weeks, the client had found a rental property and vacated their own home in readiness for the incoming tenant.

Importantly, the deal was never on the table; it was purely an arrangement made possible due to the local connections that Davies Property Partners has in place and its discreet selling expertise. Moreover, the lettings agreement was handled with the sensitivity it required.

Additionally, Davies Property Partners secured a rental income for the client that was at the very top of the market and, at the time, was one of the highest rental incomes in the area.
