Want to discover this historic Surrey Hills village, known for its connections to Barnes Wallis and its excellent schools? Whether you’re drawn to the Georgian elegance of properties near the golf club or the modern developments appearing throughout the village, keep reading to see what Effingham has to offer.
Effingham is a Surrey village situated between Guildford and Leatherhead, extending from the northern plain to the crest of the North Downs. The name derives from a Saxon noble called Aeffing who built his ‘ham’ (settlement) here around AD 493. Long before Saxon times, the ancient North Downs Way formed the southern parish boundary, used by prehistoric traders of flint and stone implements.
The village gained historical significance through its association with the Howard family, particularly Charles Howard, first Earl of Effingham, who commanded English forces against the Spanish Armada in 1588. This connection is commemorated in the naming of the Howard of Effingham School. The medieval parish church of St Lawrence remains a focal point, its square tower and flint walls typifying traditional Surrey architecture.
Effingham’s most celebrated modern resident was Sir Barnes Wallis, the engineer who invented the bouncing bomb used in the Second World War’s Dambusters raid. Wallis lived at White Hill House (now Little Court) from 1930 until his death in 1979, conducting early bouncing bomb experiments in his garden.
Positioned between Guildford and Leatherhead with excellent links to London, Effingham offers solid transport connections for commuters whilst retaining its village setting.
Property styles: Effingham showcases a varied property portfolio reflecting its evolution from medieval village to modern commuter location. Period properties include Victorian and Edwardian homes, particularly around The Street and Church Street, where flint walls and traditional detailing remain common features.
The village contains several Georgian buildings of note, including Effingham House (now part of the golf club). Post-war development brought semi-detached and detached family homes, whilst recent years have seen new developments adding contemporary houses and apartments to the market.
The most sought-after properties often sit on roads such as Beech Avenue, where larger plots and established gardens command premium prices. Lower Farm Road and areas around Effingham Common Road also feature substantial family homes. The Street, running through the village centre, offers a combination of period cottages and more modern properties.
Effingham and its surroundings offer engaging destinations for both families and those seeking countryside pursuits, with National Trust properties and historic sites within easy reach.
Oxshott itself is primarily residential, with limited direct employment within the village. However, its strategic location makes it ideal for commuters working in London and surrounding business centres.
The village’s proximity to London, with 35-minute train connections to Waterloo, means many professionals working in financial services, legal sectors, technology, and corporate management choose to live here. The wider Surrey area hosts several major employers and business sectors. Nearby towns like Leatherhead are home to engineering and technology firms, whilst Cobham and Esher offer professional services and retail employment.
Surrey County contributes over £50 billion annually to the UK economy. Key growth sectors include professional services, technology, advanced manufacturing, and creative industries. The county benefits from its position within the London commuter belt and its connections to international airports and motorway networks.
For those seeking local employment, opportunities exist in education (with numerous schools requiring staff), healthcare facilities, hospitality, and property services catering to the affluent local population.
Effingham provides core village amenities alongside nearby towns offering more extensive shopping and leisure facilities.
Shopping – The Street forms Effingham’s main commercial area with a small parade including essential shops and services. For more extensive shopping, Leatherhead (4 miles) provides a town centre with supermarkets including Tesco and Waitrose, plus high street retailers. Guildford (6 miles) offers a larger retail centre with the Friary shopping centre, major department stores, and independent shops. The Plough Inn Effingham (The Street, Effingham, KT24 5SW) serves as a traditional village pub offering food and drink in a garden setting.
Leisure – King George V Playing Fields (Browns Lane, Effingham, KT24 5LS) provides extensive sports facilities including cricket, rugby, football, and tennis. Effingham Golf Club (Guildford Road, Effingham, KT24 5PZ) offers an 18-hole course for members and visitors. Box Hill and the surrounding Surrey Hills provide extensive walking, cycling, and outdoor recreation opportunities within 6 miles. Several local footpaths and bridleways connect directly from the village.
